Livermore, CA, is a picturesque town with a population of just over 85,000 residents. With its unique mix of small-town charm, expansive parks and modern amenities, the charming town is renowned for its family-friendly atmosphere, thriving downtown and diverse local businesses.

Interior Updates
Kitchen: The redesigned fully-permitted kitchen features custom hardwood cabinets milled by a local woodworker, Edward Martin backsplash tiles, MSI sparkling white quartz counters, Atlas cabinet hardware and all new stainless appliances, including a GE induction range and Consumer Reports’ top-ranked Bosch Benchmark Series dishwasher. All kitchen electrical and plumbing elements were brought up to code, including a new water line for the new GE refrigerator that features an advanced XWFE water filtration system.
Primary Bathroom: A spa-like sanctuary awaits the new owners in the primary bathroom, where no detail was overlooked. Anchored by a West Elm designer vanity made from kiln-dried, sustainably sourced solid wood, the bathroom oasis features Bedrosians Sensi Roma wall tiles made in Italy, matte black Kohler fixtures, a TOTO Drake toilet, a Pottery Barn vanity light fixture and custom shower glass doors installed by Alcosta.
Hallway Bathroom: With two young daughters of his own, Michael wanted to create a comfortable yet sturdy bathroom that could withstand the daily wear-and-tear by little family members. New easy-to-clean features include wainscoting panels with high-grade semi-gloss paint, a wood vanity with an engineered marble top and chrome Kohler fixtures. Keeping in mind that this bathroom is the most utilized, Michael also incorporated high-end finishes such as Bedrosians mosaic floor tiles, a TOTO Drake toilet and Pottery Barn chrome towel hardware.
Living Areas and Bedrooms: Flooring throughout the home was updated with premium European white oak flooring in the living areas and Bonavista Montreal carpet in the bedrooms. A new Milgard sliding patio door leads you to the backyard, while new Milgard windows were installed in the primary walk-in closet and bathroom. To minimize noise transfer between the living areas and bedrooms, new solid-core doors were installed for the hallway and all three bedrooms.
Paint: Sherwin Williams’ top-of-the-line Emerald paints were used throughout the home.
Structural, Mechanical and Safety Improvements
Roof: Local roofer Wes Clark installed the new roof using Landmark PRO Solaris solar-reflective asphalt shingles, which feature a Class-A fire resistance rating. All new downspouts were also installed.
HVAC System: Upon completion of asbestos abatement in May 2026, a completely new high-efficiency system was installed. New system specs include:

Electrical: A new 200-amp panel was installed on the right side of the house, and a new subpanel was installed in the garage to support the new kitchen design and provide a 50-amp EV charging outlet for the new owners. The entire home also features new high-end Lutron light switches.
Sewer Line: The sewer lateral from the property to the street was replaced by Otter Squad, and a new cleanout riser and cap were installed to bring the sewer line up to code.
Safety: The new homeowners will enjoy a pest-free home with pristine air quality. In addition to asbestos abatement in May 2026, the home was fumigated to eradicate termites in February 2026 and mold remediation was completed in May 2026. In terms of child safety, new tempered glass window panes were installed along the back wall, anti-slip floor tiles were installed in both bathrooms, and extra efforts were made to sand down and bullnose sharp edges and corners.
Landscaping Updates
All new anti-slip mosaic slate tiles, new walkways and a new lawn were added to the backyard to complement the mature rose bushes and citrus trees. In the front yard, three Birds of Paradise plants were added, while black mulch and an all new weed barrier were applied everywhere as a blank canvas for the new homeowners to design the rest of their dream outdoor space!
